Spring Market Reality Check: Stop "Waiting It Out," I'm Begging You

Listen. We need to talk.

It is the last weekend of April, the magnolias are showing off, and I have had thesame conversationroughly forty-seven times this month. It goes like this:

"We're just going to wait until rates come down." "We're going to wait until prices drop." "We're going to wait until things calm down."

Friend. Sweet friend. What are we waiting for, exactly? A handwritten apology from the housing market? A coupon code? A sign from the universe delivered via skywriter over the cul-de-sac?

Here's what's actually happening out there in April 2026: inventory is finally creeping up (hallelujah), buyers who got tired of holding their breath since 2022 have decided breathing is, in fact, important, and that "perfect moment" everyone's waiting for has the same energy as waiting for your laundry to fold itself.

Let me give you the unsexy truth nobody wants to put on a yard sign:

Rates are doing what rates do.They're not zooming back to 2.75%. I'm sorry. I want it too. I would also like a pony. Neither of these things is a financial plan.

"Waiting for prices to crash"is the real estate version of waiting for your ex to apologize. Could happen! Probably won't! Meanwhile, the house you loved last March just sold for forty grand more.

Spring is the market.This is it. This is the Super Bowl of selling, the Coachella of curb appeal, the season when buyers are pre-approved, motivated, and aggressively scrolling Zillow at 11pm like it's a dating app. If you're a seller still "thinking about it," you are leaving money — real, actual, send-your-kid-to-college money — on the table.

So here's my unsolicited (you opened this blog, you knew what you signed up for) advice:

If you're buying: get pre-approved this week. Not next week. This week. The good houses are getting three offers before the lockbox cools off.

If you're selling: stop powerwashing the deck for the fourth time and justlist it. The market is hot, the buyers are hungry, and your house is not going to stage itself into 2027.

And if you're "just watching"? Cool. Pull up a chair. But don't be shocked when the show ends and you realize you had a ticket the whole time.
